Overview of Process: 

  • PRELIMINARY CONSULTATION
    • Determining your borrowing capability
    • Forming your search criteria
    • Answering all of your questions regarding the market, our group, etc
  • PRE-APPROVAL AND FINDING A HOME
    • Together, before beginning your home search, we must use the necessary resources to find a lender and obtain a pre-approval letter so we are able to write a contract when your home is found. You are now able to shop lenders and have them pull multiple credit reports without the inquiry affecting your credit score.
    • While considering everything that is important to you, together we establish and prioritize what aspect you need and want in your home.  Through our knowledge of the market, relationships with agents, and marketing, we set out to find you the home that best matches your needs and is in your price range.
    • We provide informative updates on a regular basis to keep your up to date on every home we find that may be a good match for you. We take care of all the work to get you into each home to view the property and solidify your thoughts on each home you are interested in.
  • CHOOSING A HOME AND MAKING AN OFFER
    • The DC region real estate market moves incredibly quick and is very competitive.  When a home is placed on the market, we will work with you to build a competitive and well thought out offer.
    • We are here at this point to help you negotiate all terms of the offer contract that will end in a transaction for your new home in which you are happy with the end result.  This can include offer price, settlement date, earnest money deposit, and any contingencies.
    • We are involved heavily to make this negotiation completely stress-free for you and this is where the over 25 years of experience that the Rob and Brent Group have becomes evident and contributes to getting the best result for our clients.
  • FOLLOW THE OFFER AND NEGOTIATIONS INTO ACCEPTANCE
    • Your primary offer will be accepted, rejected, or countered.  We will follow the contract and guide you through the negotiating until you have an accepted offer that you are pleased with.
    • Once negotiations are complete, all inspections should be conducted within the time frame noted in the contract.  We will handle the scheduling of this and be present for you.  
  • OBTAIN FINAL DOCUMENTS FOR REVIEW
    • Condominium or HOA documents and budgets (if necessary)
      • 3 days to review a resale property
      • 15 days to review for new construction
    • File the proper paperwork with your mortgage company for the full application and loan to be processed
    • Home Insurance
    • Contact all utility companies that you are interested in having (Phone, Gas, Electric, Telephone, Cable, etc.)
  • FINAL STEPS
    • Conduct a final walk through of the home
    • Review HUD-1 before closing
    • Attend closing with us.  We will ensure everything is correct and completed to make sure all you have to do is sign all paperwork
